We are carrying out an ambitious major works programme to council-owned properties and residential buildings throughout Haringey. This is aimed at bringing all housing up to the Decent Homes Standard as every resident deserves a home that is warm, safe and secure.
The Noel Park estate has been included as part of the programme, with a schedule of works aimed at making significant improvements to council tenant flats and their blocks, including homes owned by leaseholders. An overall budget of £21 million has been allocated to the programme.
Since the programme began in 2015, a number of works have been completed or are currently in the process of completion.

The first modular extension of the year was craned to the rear of a property on Farrant Avenue back in January. Following a successful lift, residents of this property are scheduled to move back in early March 2023.
Planning permission for modular extensions on Gladstone Avenue are expected to be granted in the next few months. We would like to thank residents for their patience and will be in touch prior to any work taking place.
The works in the kitchen which started last year are nearing completion and will be finished by mid-March 2023. The next programme of kitchen works are scheduled to commence from mid-April 2023.

During December 2022, Equans focused on upgrading void properties which were provided by the council to house residents during the installation of new modular extensions. Construction work to eight of the L-Shaped modular properties have commenced. More have been scheduled throughout the Spring of 2023 and residents who live here will receive a new bathroom and kitchen.
Support has been given to those who live on the estate throughout the decant process by Haringey re-housing officers. They have helped residents move their essential items into their temporary accommodation – this includes providing boxes to help residents pack and signposting them to relevant departments where necessary. More information regarding the decant process has been outlined in an FAQ document which was given to residents ahead of their move.

External works are scheduled to start on Gladstone Avenue properties from Spring 2023.
These works will take around 5 weeks to complete and will consist of:
Scaffolding will be erected to the front and rear of these properties.
The first 2 properties to receive a double-storey modular extension will occur in spring 2023. Thereafter, all double and single-storey modular extensions on Gladstone Avenue are due to start from Autumn 2023. These extensions will consist of the bathroom only.
We are committed to working in partnership with residents to ensure the works at Noel Park meet the needs of the local community. To help achieve this goal, we have launched the Noel Park Major Works steering group.

With all major works projects, leaseholders have been asked to contribute towards the cost of the works on the Noel Park estate which is being conducted on the council's free hold buildings. The cost of improving council tenant properties is not included in this contribution and is funded in its entirety by us. Leaseholders’ obligations to pay for these works are laid out in their lease.
To improve the service offered to leaseholders in the Noel Park area, we have agreed to offer leaseholders improved repayment options. All leaseholders should have been contacted about the individual options available to them.
