External wall system statement

Our statement on current lender requirements.

External wall system (EWS1) forms are currently required by lenders to check for the presence of cladding on a building.

We are aware that this is causing delays and long waiting times for leaseholders who wish to re-mortgage or sell their property. The form may however highlight issues that will need rectifying before lenders are willing to lend, which can have a huge financial impact and cause further delay.

The completion of EWS1 forms is not a legal requirement for any landlord or the freeholder to produce. It is, however, recognised that without them, leaseholders may not obtain lending.

We have however procured contractors to carry out these surveys which started at the end of 2024 for relevant buildings and will take approximately 3 years to complete.

We are progressing the programme based on those that have been prioritised under our fire risk assessment prioritisation assessment programme.

Unfortunately, we cannot provide a published programme due to the flexibility needed to adapt and complete the programme as quickly as possible. However, if you have concerns or wish to get some idea of timescales, please contact our building safety managers at BSM@haringey.gov.uk.
