New council homes
We are committed to bring about meaningful changes to the estate and delivering residents' priorities.
In December 2022, our planning committee gave the green light to the designs for new council homes, marking a significant milestone in our mission.
Unfortunately, we were unable to agree on a final price with the appointed contractor. We are now starting procurement for a new contractor who we hope to have in place later this year.
Phase 1 of the new homes construction programme has now started on the former Moselle school site, which will deliver 40 new homes and a convenience store by May 2026.
Additional works continuing to prepare for phases 2 and 3 of the new homes programme include:
- the final stages of Tangmere's demolition are progressing, alongside the restoration of the Grade II listed mural
- the restoration of the Grade II listed mural continues with an estimated completion in autumn 2025 ready for relocation within the estate
- strip out of all internal fixture and fittings of Northolt in preparation for the controlled demolition in autumn 2025
Improving homes on the estate
Ongoing works to improve homes on the estate include:
- fire safety works including new front doors and cross corridor fire doors for existing homes – completed March 2025
- communal decoration works across the estate – completed March 2025
- external major works programme – starting in October 2025
- Debden pilot undercroft project – starting in the autumn of 2025

Supporting the community
We run a Repairs' Surgery where residents can meet Haringey staff to get help and support:
- Broadwater Farm Community Centre, Adams Road, London N17 6HG
- every Wednesday from 11am to 1pm
