Garages and car park to be transformed into new council homes

An innovative building scheme in Haringey will transform run-down garages and a concrete car park blighted by anti-social behaviour into much needed family-sized council homes.

Last night (11 November 2025), Haringey’s Cabinet agreed to push ahead with the tender process to deliver nine high-quality four-bedroom homes at the site to the rear of St James Place, N17.

At the same meeting, councillors gave the green light to select a contractor to build 17 energy efficient council homes at the Tiverton Estate, N15.

Both developments are part of the Haringey’s ambitious programme to build 3,000 homes at council rent by 2031, with more than 2,000 already under way or completed.

Cllr Sarah Williams, Deputy Leader and Cabinet Member for Housing and Planning, said:

Whilst a relatively small development, projects such as St James Place are spearheading our efforts to deliver a new generation of high-quality homes at council rents.

Both schemes will deliver high-quality, desirable and genuinely affordable family-sized accommodation for Haringey residents with children. This includes large, four-bedroom town houses at St James Place. The new homes will be energy efficient too, helping keep bills low.

They will transform the lives of the tenants by providing a new start and an opportunity for a secure future.

Under plans revealed to Cabinet, both schemes have been designed using Passivhaus insulation principles, ensuring all homes are comfortable and efficient to run.

The development of 17 properties at Tiverton Estate is a mix of one-, two-, three- and four-bedroom homes, let at council rents. Residents will benefit from public realm improvements, including a new pedestrian crossing and disabled parking.

Both schemes are subject to satisfactory planning consent.
