New homes construction on the former Moselle School site – phase 1

The contract to start work on 40 new homes and one commercial unit on the former Moselle school site on Broadwater Farm was approved in September 2024. The former school site sits at the Adams Road entrance to the estate, next to Moira Close and directly opposite Martlesham and the new haul road.

Formation Design and Build Limited were awarded the contract to undertake the first phase of new homes construction work which started on site in February 2025.

Phase 1 construction update

Phase 1, new homes construction works have started on the former Moselle school site.

We expect this first phase of the new homes construction to be complete in May 2026.

Type of homes we are building as part of phase 1

The new homes on the former Moselle school site will include:

  • 26 one and two-bedroom flats
  • 10 three-bedroom homes
  • 4 four-bedroom homes

Four of the two-bedroom flats will be fully accessible to wheelchair users.

There will also be a convenience store at the corner of Adams Road and Moira Close.

New homes construction on the former Tangmere site – phase 2

The new homes construction on the former Tangmere site will deliver 131 new homes and seven business/retail units.

Phase 2 construction update

The controlled demolition of Tangmere started in April 2022.  The second phase of new homes construction will start once the demolition is fully complete in early 2026.

New homes construction – phases 3 and 4

The current plan is for the phase 3 new homes construction programme to start in 2027 and phase 4 to start in 2028.
