Northolt strip out

The demolition of Northolt is making way for the second phase of the Broadwater Farm new homes programme. The contractor undertaking the work is DCK Construction Limited.

Before the demolition work can start, we need to strip and clear all flats and services. This work began in October 2024 and should be complete by autumn 2025.

We expect the full demolition of Northolt to be completed by spring 2027. The current plan is for the new homes construction on the former Northolt site to start in 2028.

Impact on Broadwater Farm residents

The Northolt strip out works will not impact residents on the estate as we are undertaking all the removal and clearance work internally within Northolt. However, the pedestrian footpath running next to Northolt will be closed. We’ll display alternative access signs for residents and visitors.

There will be vehicles coming onto the estate to support the clearance of Northolt. We will manage access to the estate to make sure there is limited inconvenience for residents.
