Rochford and Martlesham refurbishment

Rochford and Martlesham are being used as the pilot blocks for the refurbishment works that will influence the estate wide refurbishment programme. 

The pilot refurbishment project includes:

  • upgrading the outside walls to the block and entrances
  • window replacements
  • balcony security and fencing improvement
  • communal flooring renewal
  • internal fire safety works and communal redecoration (so they are consistent with all other blocks)

Pilot refurbishment update

We are progressing well with the design and planning stages for Rochford and Martlesham.

The design team, which includes PRP Architects and Ridge and Partners, submitted a planning application for the project in December 2024, which closed on Wednesday 26 February 2025. 

The pilot refurbishment project reflects the improvements chosen by you as part of the Section 105 consultation and will influence the estate wide refurbishments programme.

Planning is now assessing the application. New government legislation affecting high-rise buildings requires all major works to be approved by the Building Safety Regulator (BSR), meaning it now takes longer to get approval.   

The start date for the Rochford and Martlesham pilot project has been pushed back to January 2027 while we review the procurement route for these works. The planning approval process continues with the local planning authority.

PRP Architects will work alongside the architect appointed to progress the design for the New Homes Programme to ensure there is a consistent design across the estate.
