External major works programme

This major works programme concentrates on the external areas to all blocks, except Rochford and Martlesham, which are part of the pilot refurbishment project. 

Works include:

• Concrete structural and pipework repairs
• New flooring to the communal areas of all blocks except Rochford and Martlesham
• Waterproof layering to balconies above the undercroft and car park areas
• Recoating and redecoration of external surfaces
• Internal flooring upgrades

This works programme is starting in October 2025. This will be a phased programme of works, which we expect to complete by August 2026.

Debden pilot undercroft project

The undercrofts at Broadwater Farm are the car park and communal spaces underneath the blocks.

These spaces are used for more than parking cars. They are also walkways and block entrance spaces for residents and visitors and need to feel safe and welcoming for everyone.

Debden will be the first to trial the improvements to the undercroft areas including:

• installation of external signage
• improvements to lighting 
• upgrades to the blocks rear entrance and bin areas. 

If successful, we'll apply them across the estate. This pilot project will start in autumn 2025.
