The demolition of Northolt is making way for the second phase of the Broadwater Farm new homes programme.
Before the demolition work can start, we needed to strip and clear all flats and services. This work began in October 2024 and completed in autumn 2025.
We currently plan to start the full demolition of Northolt and Stapleford North in spring 2026 and expect these works to be completed by spring 2027. The current plan is for the new homes construction on the former Northolt and Stapleford North sites to start in 2028.
Impact on Broadwater Farm residents
Purdy Contracts will be rerouting the buildings water services and pipe work from February 2026 in preparation for full demolition from March onwards.
To carry out these works, excavation works need to be undertaken to bury the services beneath Willan Road. There will be temporary parking bay suspensions to enable these works.
These essential works are in preparation for the demolition of the tower blocks. We’ll keep you updated once a start date is confirmed.
